At the ruin

Six things an engineer records before you buy

The papers say what may be rebuilt. The site shows what survives.

01 · Walls

Can the masonry be kept?

Bulging, lost mortar and open cracks at the corners.

Decides reuse, not the right to rebuild

02 · Foundations

Is the base moving?

Settlement, water against the base, a slope pushing on the downhill wall.

03 · Roof

Is it open to the rain?

A roofless shell takes water into the wall cores every winter.

04 · Footprint

Does it match the records?

Measured on site against the caderneta, the certidão and any PIP drawings.

Sets the envelope a reconstruction can restore

05 · Additions

What came later?

Lean-tos, concrete annexes, raised roofs set against the licensing record.

06 · Water

Borehole and septic tank

A borehole needs an APA licence. A septic tank needs câmara approval and an APA discharge title.

An InspectOS report arrives within 48 hours of the site visit, in time for the CPCV negotiation.
