CPCV negotiation - weeks 1–2
CPCV with protective clauses
Suspensive condition: escritura conditional on absence of serious irregularities found at inspection
Document delivery list: vendor declares all certificates valid, approved project to be provided
Urban planning conformity declaration by vendor
Define "serious irregularity" threshold in writing - typically legalisation cost exceeding agreed amount

Escritura - weeks 4–8
Deed of sale - sign with confidence
Verify all CPCV documents have been delivered by vendor
Confirm EPC still valid (sce.pt)
Confirm any inspection-flagged certificates have been renewed
