A different instrument, not a weaker viewing

What a photograph records

Three things, and the seller controls all three. None of this implies bad faith. It is a property of the medium.

A surface
The outermost layer only. In Portuguese stock that layer is paint, plaster, tile or render, applied over the thing that matters.
A chosen frame
Every photograph is a decision about what to leave out. A room has four corners and an image usually shows two.
A single moment
One instant. Several defects in Portuguese buildings appear only under conditions absent when the shutter opened.
What sits outside all three
Behind the finish
Moisture developing behind plaster long before it reaches the surface. Capillary rise, lateral infiltration, condensation.
Behind the board
Earthing, differential protection, circuit loading, and whether one installation or four partial renovations sit under one consumer unit.
Behind the plaster
Whether a crack pattern is cosmetic or structural, which turns on width progression and position relative to the structural system.
Below ground
Drains, septic systems on rural property, and water paths beneath a ground floor slab. Outside the frame by definition.
In the paperwork
Area in the Caderneta Predial Urbana against area in the descrição predial. These disagree often, and no image reconciles them.
Against the licence
Whether what stands matches what was approved. Since 1 January 2024 no public authority compares the two before a sale.
The separate, more common failureUnlicensed works are frequently visible in listing photographs. An enclosed balcony or an extension sits in plain view and stays undetected because nobody compares the image against the licence the building was granted. That is a different problem from the six above, which do not appear in the photographs at all.
