There is nothing to book on its own

What to brief, and what the report should return

The electrical assessment sits inside a pre-purchase or technical inspection by an engineer registered with the Ordem dos Engenheiros. The depth is set by the brief, not by the default.

Ask for this
Because otherwise
Scope

The electrical installation named explicitly in the inspection scope

Otherwise

It is covered at the default depth for a general inspection rather than as a focus.

Earthing

Earth continuity tested, not observed

Otherwise

The finding with the widest safety consequence is the one visual inspection cannot reach.

Protection

Differential protection verified circuit by circuit

Otherwise

A device present in the board is recorded as protection, without establishing what it covers.

Capacity

Circuits and protection assessed against the load the apartment now carries

Otherwise

An installation designed for lighting and sockets is not measured against a hob, air conditioning and a charger.

Output

Findings graded by severity, dated, and signed with a cédula number

Otherwise

An observation without a dated record is a conversation, not a negotiating position before the CPCV.

One thing not to do, whatever the findingsNothing in an electrical installation should be altered informally in response to a report. Work carried out by anyone not qualified to sign for it removes the certification from whoever has to take responsibility afterwards, and turns a resolvable finding into a harder one.
