- Natural and technological risks (ERP)
- Termites and septic, where applicable
Who: the seller compiles and annexes it to the sale. A missing diagnostic lets the buyer withdraw or renegotiate.

- Towns above 25,000 inhabitants
- Renewed at least every 10 years
What it checks
- Structural stability, safety, habitability, accessibility
Who: a licensed architect or technical architect, as a recurring obligation on the building.
