Who: the seller compiles and annexes it to the sale. A missing diagnostic lets the buyer withdraw or renegotiate.

When it applies
  • Buildings over ~45 to 50 years old
  • Catalonia from 45 years; some municipalities earlier
  • Towns above 25,000 inhabitants
  • Renewed at least every 10 years
What it checks
  • Structural stability, safety, habitability, accessibility
Who: a licensed architect or technical architect, as a recurring obligation on the building.
