Mandatory for every sale, issued through ADENE. Rates energy, not condition.
Gas inspection

Mandatory for qualifying installations. Covers the gas system only.
Not required, left to you
The condition of the building.
Structure and seismic safety
No mandatory diagnostic of structural stability before a sale.
Roof, moisture, envelope
No required check of leaks, damp, or building fabric.
Built vs approved drawings
No required comparison of the property with its plans.
The gap you fill: a pre-purchase inspection by an OE-licensed engineer, the technical diagnostic France and Spain made law and Portugal leaves to the buyer.
