The inspection window: steps 1-4
Inspection must be commissioned at step 1 and completed before step 5. Once the CPCV is signed, findings cannot be used to exit or renegotiate on the same terms. InspectOS delivers reports within 48 hours of the site visit.
AFTER CPCV: Buyer who withdraws forfeits the sinal (deposit). On a €300,000 property at 10% deposit = €30,000 exit cost. DL 10/2024 means all defects discovered at escritura transfer to the buyer with no recourse.
