Renovated home · before the CPCV
Two halves of the same check
Your lawyer checks
- What the câmara and the registry record for the property and the works
- Which municipal procedure applied at the date of each work
- What the seller will declare at the deed (RJUE Art. 4.º-A n.º 14)
- What the CPCV should say about the works, any inspection condition and your rights
The inspection checks
- Where each work was done and how the building has responded
- Cracking, deflection, settlement and moisture around changed areas
- Layout on site against the plans you supply, noting differences
- What could not be accessed, and what needs further investigation
The inspection does not decide whether a work was lawful or can be regularised. Your lawyer does not see the building. Read the two together before you commit.
