A rear extension, added by a previous owner in the 1990s, had no municipal licence on file. Under DL 10/2024, the buyer would inherit full liability for regularisation or demolition the moment the deed was signed.

Buyer withdrew before signing the purchase agreement (CPCV). Seller regularised at own cost before relisting. Buyer re-engaged and signed with updated price.

Uncertified Gas Installation

Pre-2018 installation with no RCCGA certificate and evidence of informal pipework modifications. Incomplete combustion risk identified. Carbon monoxide testing flagged non-compliant ventilation in the kitchen.

Seller agreed to cover full inspection and remediation (€1,800) as a condition of signing the purchase agreement (CPCV). Gas certification issued before the escritura. Buyer proceeded with confidence.

Moisture · Hygrometer Survey

Hidden Damp Behind Fresh Paint

A recently renovated apartment presented well visually. Hygrometer readings revealed chronic wall infiltration on two façade-facing walls. Fresh paint had been applied directly over active moisture. Meter readings confirmed structural saturation.
