Your client trusts you to know what they don't.
An inspection report proves it: in writing.

Since January 2024, no municipality provides a backstop at the escritura. An InspectOS report closes the gap, and documents that you recommended it.

Professional exposure · DL 10/2024

DL 10/2024 made your exposure larger. Independent inspection reduces it.

Before January 2024, a council technician verified the property matched its approved project before the deed could complete. That backstop is gone.

The buyer now bears the full planning liability at the escritura. If a client buys a property through you without an independent inspection and later discovers an unlicensed extension, the conversation about who knew what becomes uncomfortable. An InspectOS report in the transaction file documents that you recommended independent due diligence.

Estate agents

Buying agents and estate agents

The situation

You represent buyers in a market where the seller's agent controls the inspection relationship. Without an independent technical report, you cannot substantiate your independence in the transaction.

How InspectOS helps

Refer your client before the CPCV. InspectOS schedules within 48 hours, delivers a bilingual report within 48 hours of the visit, and provides a findings summary formatted for price renegotiation or CPCV conditions.

Lawyers

Property lawyers and solicitors

The situation

Under DL 10/2024, the property's full planning status transfers to your client at the deed with no municipal verification. Your job is the contract, not the physical assessment.

How InspectOS helps

A report before the CPCV gives you the technical evidence to draft enforceable conditions: seller-funded remediation clauses, price adjustment conditions, or withdrawal rights based on specific findings.

Architects

Architects and project managers

The situation

You are appointed to renovate or convert a property. Undisclosed moisture, unauthorised structural alterations, and undersized drainage are the three most common sources of scope creep in Portuguese renovation projects.

How InspectOS helps

The Pre-Renovation Survey (€710) documents full property condition before works begin. The Structural & Seismic Survey (€2,250) covers load-bearing elements, essential for pre-1983 Lisbon or Algarve stock.

Property managers

Property managers and condominium administrators

The situation

Your legal exposure under the Regime da Propriedade Horizontal covers the maintenance and safety of all common areas. A documented inspection before every assembleia gives you the evidence base to approve works.

How InspectOS helps

The Condominium Common Areas Inspection (from €1,200) covers entrance, stairwells, lift, roof, façade, car park, shared electrical and plumbing. Each element is condition-rated with a prioritised defect list by severity (critical / significant / minor).

What professionals say

The Simplex Safe report gave us exactly what we needed to include a seller-funded remediation clause in the CPCV. Without the engineer's findings on record, it would have been our client's word against the seller's.

(Property lawyer, Lisbon)

We now recommend InspectOS to every foreign buyer we work with. The bilingual format means the client can read the same document as their Portuguese solicitor; it removes a significant source of friction in the transaction.

(Buying agent, Cascais)

The condominium inspection report saved the assembleia three hours of contractor negotiation. Every item was documented and prioritised by severity. The owners voted on a works programme in one session.

FAQ

Common questions from professionals

Does my client need to be present for the inspection?

No. Access to the property is sufficient, typically arranged through the seller's agent or the owner. InspectOS sends a confirmation and findings summary directly to the referring professional as well as the client.

Can an InspectOS report be used as evidence in a CPCV condition or legal claim?

Yes. Reports are signed by the issuing OE-licensed engineer or accredited technician and include their full credential details. They have been accepted as technical evidence in Portuguese property transactions and in a small number of cases in legal proceedings involving undisclosed defects.

Do you offer bulk or portfolio pricing?

Yes. Property managers, estate agency groups, and developers with recurring inspection needs can access portfolio pricing. Contact the partnerships team with the approximate volume and service mix.

How do I refer a client?

Registered partners have a direct scheduling link that routes their referrals to priority scheduling and tags the booking to their account for fee calculation. Non-registered professionals can use the standard booking flow and note the referring firm in the form.

Are reports available in languages other than English and Portuguese?

Dutch, French, and German summaries are available on request at the time of booking. Full bilingual EN/PT is standard on every report.

What happens if the inspection finds nothing?

A clean report is also a professional asset. It confirms your client is buying a property with no outstanding planning violations, no expired compliance certificates, and no undisclosed structural issues, and the report documents it.
